Rick Girgis, of Equitable Consulting, will discuss investor evolution from start to F.I.R.E. (Financial Independence = Retire Early). He will present on how to be both Bear and Bull in today’s environment with Fix & Flips and Buy & hold models with his best Leveraging Techniques.

Rick will outline Fundamentals: cash on cash returns, the Maximum Allowable Offer (MAO) on purchases, Capitalization rates and Debt Service Coverage Ratios (DSCR’s) for Holds and leveraging for liquidity, concluding with the Financially Independent Real Estate investor’s passive income options from holding properties vs. Notes vs. securities.

Rick will give insights on new mortgage industry programs, rates and Loan to Value expectations, and the best seen strategies for success in 2021 in individual Real Estate Action Plans (REAP’s).

Rick Girgis is the Principle Consultant of Equitable Consulting, Inc. since 1999.  As well as consultant, he holds the roles of Licensed Mortgage Loan Officer, Non-delegated Underwriter, and Private Fund Manager.

Mr. Girgis served on the Board of Directors of Georgia Real Estate Investors Association (GaREIA) as Education Director from 2018-2019. He is a member of the Atlanta Commercial Board of Realtors, Mortgage Bankers Association, Georgia Association of Business Brokers, and holds licenses with National Mortgage Licensing System, Georgia Department of Banking and Finance, Florida Department of Financial Regulations, and the Georgia Real Estate Commission.
